How Long Do Concrete Sealers Last for?

Concrete sealers fall into two main categories: penetrating sealers and topical sealers. The differences between these two types of sealers are the way they interact with the concrete, their respective physical appearances, the type of resistance they provide, and how long they typically last for. Thus, depending on the needs of your project and the general traffic that the concrete receives, the longevity of your concrete sealer will vary.

How Long Do Concrete Sealers Last for?

Penetrating sealers are known to last much longer than topical sealers. This is due to the fact that penetrating sealers chemically interact with the concrete and penetrate beneath the concrete’s surface. Topical sealers, on the other hand, form a protective layer over the concrete, but do not actually penetrate within the concrete’s pores. This results in topical sealers wearing away faster. Moreover, general wear and tear, damage, and environmental factors can all shorten the lifespan of concrete sealers.

Acrylic concrete sealers have the shortest lifespans; they typically last somewhere between 1-3 years. Epoxy and polyurethane concrete sealers generally last around 5-10 years. As for penetrating sealers, silicate sealers last as long as the concrete does, which can be decades. As for silane, siliconate, and siloxane sealers, these penetrating sealers can last up to 10 years. 

Can Concrete Sealers be Applied on Top of One Another?

Some concrete sealers can be reapplied on top of an old sealer; however, most concrete sealers are incompatible with one another. Topical sealers can be applied over penetrating sealers for extra protection, but penetrating sealers cannot be applied over topical sealers. Furthermore, some sealers can be reapplied over old, compatible sealers. For example, acrylic sealers can be applied over old acrylic sealers. If you are unsure whether or not you can apply a new sealer over an old one, then you should consult with the product manufacturer or a professional first.

How are Old Concrete Sealers Removed?

In order to remove an old concrete sealer, you should first begin by determining if the sealer is water-based or solvent-based. To do this, apply Xylene on a small area of the sealed concrete and allow it to sit for 20 seconds. After removing any excess product, check the feel of the area. A sticky surface means that a solvent-based sealer was used and a non-sticky surface means that a water-based sealer was used. 

In order to remove a solvent-based sealer, simply pressure wash the surface or use Xylene to remove the old sealer. However, Xylene can damage or change the color of the concrete, so pressure washing the surface is the better option. As for water-based sealers, you can use a product specifically designed to remove water-based sealers or you can acid etch the concrete.
